The project will unfold in phases. With Phases One and Two, the Pike House Foundation is focused on “sealing the envelope” to reverse the most critical damage and to protect the home from further decay. The planning process has just begun. The Foundation is tasked with getting the critical needs met now, as we also embark on planning the future. Below is an organized list of needs based on an assessment done by Klein & Hoffman. The assessment provided a cost range for each task. The estimate below does not yet reflect specific plans for the site. It is skewed toward the higher price point for each task to try to provide the most realistic estimates we can based on the Foundation’s commitment to respect the home’s history and work with union, women-owned and minority firms when possible.
Phase One: Raise the Roof! – Roofing, Attic, Chimneys, Fireplace
Remove and replace roofing system, install self-adhered membrane at valleys and dormer to roof locations and at roof edges and over eaves. Repair soffit as required. Clean and recoat wood paneling on underside. Clean and recoat ornamental metal cap, replace gutters and downspouts. Tuckpoint chimney masonry and remove/replace concrete crown. Install metal cap at opening for each chimney.

Phase Two: Foundation, Facade, Basement Interior
Masonry wings: remove existing concrete cap and masonry units to ground plane, rebuild rubble wall with original masonry units. Replace as required. Main entrance: remove and replace concrete stair and landing. Extension above basement door: remove damaged stucco, trim paneling and plywood to substrate, replace with new stucco and trim. Basement window: remove and reinstall plywood. Seal perimeter. Tuckpoint and waterproof foundation walls. Interior foundation walls: scrape loose coating/parge and tuckpoint. Replace foundation wall stone units. Remove and replace steel lally columns. Verify condition of concrete footings. Basement interior: remove and replace steel beams. Rebuild masonry at bearing points. Install internal drainage tiles around perimeter and sump-pump system. REplace concrete floor with new gravel base and vapor retarder. Replace masonry at wood frame pockets. Remove/replace wood beams. Exterior stairwell: remove stair and retaining walls, install new stairs, retaining walls and railing. Install drain at the bottom of the landing and connect to new drainage system.

Phase Three: Exterior Tuckpointing, Masonry, Stucco, Wood Trim, New Windows, Wood Shingles, and more
Tuckpoint all masonry, remove and replace select masonry units, remove loose paint and recoat wood trim, repair and replace as needed, replace all windows, replace wood perimeter sill on 1st floor, provide positive pitch away from building, clean and recoat ornamental columns, replace damaged elements as needed.

Phase Four: Interiors, Remove and Replace MEPS, Mold Remediation, Patio & Grounds
Remove existing mechanical, electrical and plumbing systems (MEPS), mold remediation, remove existing furnishings and debris, remove existing drywall to wood studs and existing flooring to substrate/frame as necessary. Clean/replace substrate/frame as necessary, install new finishes, install new MEPS, on the grounds remove debris and overgrowth, regrade landscape, remove/replace concrete, install ADA features, remove and reset landscape blocks, remove/replace brick retaining wall.
